HMR Management only charges two fees and has no hidden costs. Read our three tiers of management services to decide what best fits your needs.

For Rent Sign

BRONZE LEVEL

Management Fee: Lease Up Only / Screening Service

Tenant Screening Fee: 50% of Full Month's Rent, Minimum Fee $800

    We never allow tenants to view properties without a representative from HMR being there to give the tour.

    A professional photographer will go to your house to take the best possible photos.

    Rental comps are a useful tool to determine the appropriate rent for your property.

    If requested, we can leave a yard sign so your neighbors are aware your property is available for rent.

SILVER LEVEL

Management Fee: 6.5% Per Month, Minimum $105

Tenant Screening Fee: 50% of Full Month's Rent

  • Rent Collection

    Rent is due the first of each month, and you will receive your distribution no later than the 7th.

  • In Person Showings

    We never allow tenants to view properties without a representative from HMR being there to give the tour.

    Rental comps are a useful tool to determine the appropriate rent for your property.

    Late notices, notices of violation, notice of termination are all posted on the property by HMR.

  • Online Advertising

    Your vacant home will be listed on over 40 rental websites including Zillow and MLS.

  • 24 Hour Maintenance Dispatch

    Our maintenance team is available around the clock to take care of any maintenance issues.

  • Expert Tenant Screening

    HMR social media, criminal, evictions, credit scores to ensure we have a well qualified tenant.

  • Move in / Move out Inspection

    Over 200 photos are take of your property to document the condition that the tenant received the property in.

  • Monthly Electronic Deposits of Rent

    You have the option to receive a paper check, or an electronic deposit into your checking or savings account.

  • End of Year 1099 and P&L Report

    At the end of the year your 1099 will show how much rent we collected.

  • Online Owner Portal

    HMR will provide you with a portal where you can see all correspondence and important documents like lease agreement.

  • Tenant Online Payments

    By allowing tenants to pay online, you are less likely to receive late rent payments.

  • Utility Payments

    Not available at the Silver tier.  See Gold tier.

GOLD LEVEL Eviction Protection

Management Fee: 10.00% Per Month, Minimum $350 Per Unit

Tenant Screening Fee: 50% of Full Month's Rent.

    When the tenant moves out, HMR will cover the cost of repairs that exceeds the security deposit.  Up to $5,000.  This applys only to tenants HMR places in the property.

  • Lease Renewal Fee

    Each year we will meet with the tenant to update the lease, and enforce any rent increases at no additional charge.

  • Eviction Coverage

    HMR will pay up to $10,000 to cover the cost of evicticting a tenant that HMR placed in the property, and cover up to 12 months of rent payments should the tenant fail to pay.

  • Pet Damage Coverage

    HMR will cover up to $2000 in repairs for damages caused by a pet that we screened and approved for the property.
